Are you thinking of selling your home, but are unsure about the timing? Do you worry that it may not be smart to list your home for sale in the current market? If so, you're not alone! We always hear about what a huge decision it is to buy a home, but what about selling?! There are so many factors that play into whether you're going to "love it or list it!
I've identified a few of the issues that make people reluctant to begin the selling process, in hopes that it will make your decision a little easier:
"What if the value of my home goes up the year after I sell it?"
Markets are unpredictable. Your home's value could go up, meaning you'd be missing out on receiving more for your home later. However, it could also go down! You can't really time the market. Instead, focus on easy and inexpensive projects that are in your control and can help your home sell for more, whether it's a buyer's market or a seller's market. Decluttering, cleaning up your landscaping, and adding a fresh coat of neutral paint will make your home more appealing for homebuyers, no matter what the market is doing.
"My credit has gone down since buying my home and I'm afraid I won't qualify for another home."
This is one of the trickiest thoughts about selling because it seems reasonable. You know your budget and what your current home is worth, but after researching, you honestly don't know if you'll qualify for a new mortgage right now. Maybe you've spent all your savings on your current home, had a job change, or added school tuition payments to your budget. If this is the case, it may be a mistake to sell your home right now. If this is a thought that has been burdening you, I'd be happy to meet with you to go over the specifics of your situation. I promise to offer trustworthy advice and help you create a clear path to achieving your goals.
"I have to make a lot of repairs before I can sell my home."
Depending on the age of your home, you may need to make a few repairs in order to obtain the highest price. The extent of repairs needed often has to do with the comparable homes in your area. But you don't necessarily have to make expensive repairs if you don't want to. Some buyers like the idea of updating and customizing a home to suit their own needs, while others prefer a home to be more "move in ready." If you're unsure of what repairs you may need to take on before listing your home for sale, I'd be happy to meet with you to identify specific areas that may need to be addressed, and recommend simple, budget-friendly adjustments that will translate into real dollars when your house sells! On the flip side, I can also help you identify specific areas that many NOT need to be addressed, saving you both time and money!
If you have any questions about selling your home, I'd love to meet with you to discuss where you are in the process, and what type of timeline makes sense for your situation. We can even look over your credit, and, if needed, come up with a plan to prepare for your next move. I promise to offer you trustworthy advice, no matter your budget. I never push my clients to make a decision they aren’t 100% ready for. So, whenever you are ready to sell your home, I would love a chance to earn your business!
